Green Valley Ranch - Frequently Asked Questions
Metropolitan Districts are local governments, subdivisions of state government, that are established to provide any number of public services including water and sanitation, parks and recreation, fire protection, mosquito control, architectural control, safety, public infrastructure and other services as allowed by the District’s Service Plan. Metropolitan Districts are typically funded by a combination of property taxes, grants, fees and charges. A Homeowners Association is a non-profit organization of property owners that typically enforces residential covenants, manages common property and provides services common to the property owners. A Homeowners Association is typically funded by association dues, fees and penalty charges. The functions and services that a metropolitan district can provide are significantly greater than those that a homeowners association can provide. 2. Am I located in a Homeowners Association? In the currently developed Green Valley Ranch area, if you live south of 48th Avenue you belong to the Master Homeowners Association for Green Valley Ranch, and may also belong to one of the neighborhood homeowner associations, known as sub-associations. In the currently developed Green Valley Ranch area, if you live north of 48th Avenue, you do not belong to a homeowners association as the functions of a homeowners association are fulfilled by the Metropolitan District for that area. 3. Am I located in a Metropolitan District? In the currently developed Green Valley Ranch area, if you live south of 48th Avenue you reside in the GVR Metropolitan District. In the currently developed Green Valley Ranch area, if you live north of 48th Avenue you reside in the Ebert Metropolitan District. 4. Do I need approval to make improvements to my home? To paint my home? To add a shed in the backyard? And if so, who do I contact? Yes, within the currently developed Green Valley Ranch area, all such improvements are controlled by property covenants. If you live south of 48th Avenue, a set of covenants contained in the Green Book apply to all properties situated within the Master Homeowners Association for Green Valley Ranch. To request approval of any improvement or change, contact the Master Homeowners Association for Green Valley Ranch to obtain information on the application process. If you live north of 48th Avenue, covenants governing the use and appearance of your property are administered by the Ebert Metropolitan District. Which Master Homeowners Association for Green Valley Ranch Delegate District do I live in? Use this map to find your address and the associated delegate district number If you live South of 48th Avenue and within the Master HOA for Green Valley Ranch, you need to call the Master Home Owners Association for Green Valley Ranch at 720-473-5400 for all assessment related questions. Assessments are collected by the Association. 7. How can I best volunteer to help out in my community? If your schedule allows, attend regular meetings of the HOA, Metro District, CAB and other local area networks and decide where your talents would best fit. Simply ask that organization if they have volunteer opportunities. 8. I want to have a party, so are there any buildings for rent in Green Valley Ranch? 9. Some street lights are out, who do I notify? 10. Where is the nearest RTD Park & Ride? 11. Where is the Green Valley Ranch Recreation Center? 12. Who do I call before I dig? 13. Is there a Library in Green Valley Ranch? 14. If I need to contact the City of Denver but not sure of whom I need to speak to, what is the best way to find that information out? 15. I noticed a sprinkler head that is shooting water straight up in the air in one of the greenbelts, who do I call? 16. I want to help set up a neighborhood watch program in my part of the community. Who are the public resource officers with the Denver PD that can help me do this? 17. Do you still have space in your community garden? Yes! The space at 4000 Argonne St. has been turned into a community garden and 2009 was the first summer that we had this program. The first year went well and we have seen a very strong growth to the program for 2010. We still have a little room, but due to the high popularity of these types of program throughout the Denver Metro Area, we won't be surprised if we sell out of our plots before the growing season starts this year!
